We like to refer to those on our wait list as our Future Residents, and our Future Resident Club is where you will find all the information you need to know—including exclusive events only for wait list members, where you can meet current residents and your future neighbors. Fun Facts About The Marshes
- The Marshes sits on 58 acres of marsh-front property, plus a few additional acres being purchased from The Community Church for future development.
- Our campus consists of 128 villa apartments, 38 cottages and 16 townhomes.
- The bird statue at the front gate was a gift from a resident. It originally stood in cottage park but was moved in 2017 to welcome residents, staff and guests.
- Our residents donate furniture, paintings and other household goods for auctions open only to Marshes employees. Proceeds from the auction go to Employee Assistance Fund.
- We have a hair salon right here on campus offering a variety of services including cuts, shampoo, styling, highlights and base color.

Here are the some of the most common questions we hear from future residents:
A Life Plan Community offers residents the benefit of a vital and socially active community along with access to on-site health care services through a continuum of care. At The Marshes, we offer Independent Living, Assisted Living and Skilled Nursing all on one campus. As the health status of a senior changes, the progression of care adjusts. This unique life plan allows individuals to age in place in a comfortable and familiar setting.
An entrance fee is a one-time fee paid by a person moving into the community and varies based on floorplan. Our refundable entrance fee typically offers 80%, and sometimes 50%, refund options to you or your estate.
The Marshes has been managed by LCS, since it opened in 2004. As one of the nation’s leading and most progressive forces in the senior living management industry, LCS has over 45 years of experience managing more than 140 communities across the country. The Marshes is owned and sponsored by Skidaway Health and Living Services, Inc. (SHALSI), a Savannah-based nonprofit corporation. SHALSI is governed by a volunteer board of directors.
The Island Club offers a formal dining room, casual bistro, lounge overlooking the marsh with a well-stocked bar, private dining room, spacious ballroom, library, computer center, and card and game rooms. The Palmetto Club includes an indoor heated pool, hot tub, exercise area, and a greenhouse. The cottage park area offers bocce ball, miles of walking paths, and is steps away from Skidaway State Park.
Our 50-acre campus includes 182 independent homes. We offer apartments ranging from 819 to 2000 sq. ft., cottages ranging from 1545 to 2500 sq. ft., and duplexes ranging from 1338 to 2004 sq. ft. These residences offer one- and two-bedroom floorplans, most with stunning marsh or peaceful park-like views.
